What happened in Milton in May 2025
Milton recorded 162 sales in May 2025, 10.5% fewer than the same month a year earlier. Sellers brought 554 new listings to market, leaving 692 properties in inventory — 64.8% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Milton in a balanced market. 39% of the month's new listings sold.
The average sale price across all property types was $1,058,365, up 1.2% year over year and up 0.9% on the month. Detached homes averaged $1,253,364 against $568,988 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Milton
Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. A lot of purchases here are new construction from a builder, which is a different transaction from a resale. Builder closings can be a year or more out, so you need a rate hold that reaches the closing date and a lender comfortable with a long hold — and you must be told, clearly, that your approval is re-verified before closing.
