Markham recorded 250 sales in April 2026, 5.0% more than the same month a year earlier. Sellers brought 773 new listings to market, leaving 1,109 properties in inventory — 1.1% less than a year ago. At the month's pace of sales that is 4.6 months of supply, which puts Markham in a buyer's market. 36% of the month's new listings sold.

The average sale price across all property types was $1,140,668, down 8.0% year over year and down 1.3% on the month. Detached homes averaged $1,511,813 against $682,583 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
