Caledon recorded 49 sales in March 2026, 26.9% fewer than the same month a year earlier. Sellers brought 191 new listings to market, leaving 335 properties in inventory — 8.7% less than a year ago. The average sale price across all property types was $1,359,992, up 3.7% year over year and up 34.9% on the month. Detached homes averaged $1,469,565 against $433,839 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Caledon

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Rural and acreage properties are a distinct lending category.
