What this means if you're buying in Burlington

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. Downsizing is common here and it comes with a specific trap: buying the next place before the current one has firmly sold. Bridge financing requires a firm, unconditional sale agreement — an accepted offer that still has conditions on it is not enough for most lenders. If you are selling and buying, line the closing dates up deliberately, and have the bridge arranged in principle before you commit to the purchase date.
