What happened in Brampton in August 2026

Brampton recorded 440 sales in August 2026, 3.8% more than the same month a year earlier. Sellers brought 1,006 new listings to market, leaving 1,904 properties in inventory — 22.0% less than a year ago. At the month's pace of sales that is 4.8 months of supply, which puts Brampton in a buyer's market. 34% of the month's new listings sold.

The average sale price across all property types was $886,865, down 4.1% year over year and up 0.1% on the month. Detached homes averaged $1,020,556 against $434,457 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow.
