What happened in Brampton in August 2025

Brampton recorded 424 sales in August 2025, 3.4% more than the same month a year earlier. Sellers brought 1,392 new listings to market, leaving 2,441 properties in inventory — 33.9% more than a year ago. At the month's pace of sales that is 5.0 months of supply, which puts Brampton in a buyer's market. 30% of the month's new listings sold.

The average sale price across all property types was $924,980, down 6.0% year over year and up 1.7% on the month. Detached homes averaged $1,077,929 against $469,200 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. This is the area where I most often structure applications with more than two borrowers, and the details matter: everyone on title generally has to be on the mortgage, every applicant’s debts count against the total, and lenders differ on how many applicants they will accept at all.
