What happened in Brampton in February 2025

Brampton recorded 266 sales in February 2025, 40.2% fewer than the same month a year earlier. Sellers brought 987 new listings to market, leaving 1,598 properties in inventory — 126.0% more than a year ago. At the month's pace of sales that is 3.8 months of supply, which puts Brampton in a balanced market. 34% of the month's new listings sold.

The average sale price across all property types was $972,185, down 5.9% year over year and down 1.3% on the month. Detached homes averaged $1,165,432 against $471,033 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

What this means if you're buying in Brampton

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow.
