Aurora recorded 49 sales in August 2026, 10.9% fewer than the same month a year earlier. Sellers brought 121 new listings to market, leaving 279 properties in inventory — 10.3% less than a year ago. At the month's pace of sales that is 4.9 months of supply, which puts Aurora in a buyer's market. 35% of the month's new listings sold.

The average sale price across all property types was $1,105,004, down 18.7% year over year and down 15.1% on the month. Detached homes averaged $1,467,448 against $518,833 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
