What happened in Aurora in June 2025

Aurora recorded 59 sales in June 2025, 28.9% fewer than the same month a year earlier. Sellers brought 206 new listings to market, leaving 331 properties in inventory — 42.7% more than a year ago. At the month's pace of sales that is 4.3 months of supply, which puts Aurora in a buyer's market. 34% of the month's new listings sold.

The average sale price across all property types was $1,329,557, down 5.3% year over year and up 5.5% on the month. Detached homes averaged $1,560,514 against $824,565 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. The estate properties on the town’s edges can run into the same issues as Caledon — larger parcels, sometimes well and septic, and lenders that will only value a limited acreage.
