What this means if you're buying in Aurora

Market conditions shape the negotiation; your income, debts and the stress test decide what you can actually borrow. The estate properties on the town’s edges can run into the same issues as Caledon — larger parcels, sometimes well and septic, and lenders that will only value a limited acreage. On the century homes near Main Street, expect an insurer to ask about wiring, plumbing, and the age of the roof and furnace before binding a policy, and remember that you cannot close without insurance in place. Getting an insurance quote during the condition period, not after, is the practical safeguard.
