Ajax recorded 72 sales in August 2026, 23.4% fewer than the same month a year earlier. Sellers brought 172 new listings to market, leaving 285 properties in inventory — 12.6% less than a year ago. At the month's pace of sales that is 2.9 months of supply, which puts Ajax in a balanced market. 46% of the month's new listings sold.
The average sale price across all property types was $871,853, down 2.5% year over year and down 3.9% on the month. Detached homes averaged $968,031 against $446,257 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
