Ajax recorded 96 sales in June 2026, 10.3% fewer than the same month a year earlier. Sellers brought 262 new listings to market, leaving 320 properties in inventory — 5.6% less than a year ago. At the month's pace of sales that is 2.9 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $868,651, down 8.1% year over year and up 3.6% on the month. Detached homes averaged $952,853 against $434,833 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
