Ajax recorded 97 sales in April 2026, 19.2% fewer than the same month a year earlier. Sellers brought 247 new listings to market, leaving 264 properties in inventory — 12.9% less than a year ago. At the month's pace of sales that is 3.0 months of supply, which puts Ajax in a balanced market. 44% of the month's new listings sold.
The average sale price across all property types was $885,398, down 6.4% year over year and up 3.3% on the month. Detached homes averaged $990,854 against $439,686 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
