Ajax recorded 101 sales in September 2025, 12.2% more than the same month a year earlier. Sellers brought 243 new listings to market, leaving 325 properties in inventory — 23.6% more than a year ago. At the month's pace of sales that is 2.7 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $904,293, down 0.5% year over year and up 1.2% on the month. Detached homes averaged $994,703 against $524,583 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
