Ajax recorded 105 sales in July 2025, 0.0% fewer than the same month a year earlier. Sellers brought 265 new listings to market, leaving 333 properties in inventory — 19.4% more than a year ago. At the month's pace of sales that is 2.6 months of supply, which puts Ajax in a balanced market. 45% of the month's new listings sold.
The average sale price across all property types was $901,117, down 5.6% year over year and down 4.7% on the month. Detached homes averaged $984,107 against $448,250 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
