Ajax recorded 90 sales in September 2024, 3.4% more than the same month a year earlier. Sellers brought 236 new listings to market, leaving 263 properties in inventory — 32.2% more than a year ago. At the month's pace of sales that is 2.0 months of supply, which puts Ajax in a balanced market. 47% of the month's new listings sold.
The average sale price across all property types was $909,022, down 8.5% year over year and down 3.3% on the month. Detached homes averaged $985,544 against $524,083 for condo apartments — the gap that decides which side of the $1.5 million insured-financing cap a purchase here falls on.
