The average sale price in the Greater Toronto Area in December 2025 was $1,006,735, down 5.7% year over year. 3,697 homes sold against 5,299 new listings — 4.9 months of supply, a buyer's market.

What happened in December 2025

Toronto recorded 3,697 sales in December 2025, 10.1% more than the same month a year earlier. Sellers brought 5,299 new listings to market, leaving 17,005 properties in inventory — 10.5% more than a year ago. At the month's pace of sales that is 4.9 months of supply, which puts Toronto in a buyer's market. 33% of the month's new listings sold.

The average sale price across all property types was $1,006,735, down 5.7% year over year and down 3.1% on the month. By property type, row / townhouse homes were the strongest year over year at -4.2%, and semi-detached the weakest at -12.1%.

This is the average sale price across the whole TRREB footprint, which runs from downtown Toronto condos to Halton and Durham freeholds. It moves with the mix of what sold as much as with prices themselves, so read it next to the by-property-type figures and the median rather than on its own.
