What happened in October 2024

Toronto recorded 6,658 sales in October 2024, 43.3% more than the same month a year earlier. Sellers brought 15,328 new listings to market, leaving 24,481 properties in inventory — 25.3% more than a year ago. At the month's pace of sales that is 3.3 months of supply, which puts Toronto in a balanced market. 40% of the month's new listings sold.

The average sale price across all property types was $1,135,215, up 0.8% year over year and up 2.5% on the month. By property type, detached homes were the strongest year over year at +0.9%, and row / townhouse the weakest at -3.3%.
